The following is a detailed list of Fees and Charges that may be incurred before, during and after a tenancy arranged by D+J Lettings and Property Management.

All Fees are inclusive of VAT.

Level of Service Offered

Full Tenancy Management - 15% of rent due (12.5% + VAT) - monthly fee

  • Property appraisal and rental valuation
  • Marketing and advertising your property
  • Source suitable tenants for the property
  • Accompanied viewings and feedback
  • Obtaining references and credit checks on potential tenants
  • Providing you with information on the latest safety requirements
  • Collecting the tenant’s deposit and first month’s rent
  • Register deposit with TDP scheme
  • Oversee tenant check-in
  • Transfer utility supplier accounts
  • Rent collection and payment to landlord
  • Deal with any arrears
  • Conduct 1 regular property inspections
  • Arrange routine service and maintenance
  • Advise on repairs required
  • Arrange emergency repairs
  • Arrange mandatory safety checks
  • Handle insurance claims
  • Monthly itemised statement to landlord
  • Deal with tenant issues and queries
  • End of tenancy inspections
  • Oversee tenant check-out
  • Arrange deposit return
  • Remarketing at the end of tenancy

Rent Collection - 12% of rent due (10% + VAT) - monthly fee

  • Property appraisal and rental valuation
  • Marketing and advertising your property
  • Source suitable tenants for the property
  • Accompanied viewings and feedback
  • Providing you with information on the latest safety requirements
  • Collecting the tenant’s deposit and first month’s rent
  • Register deposit with TDP scheme

  • Rent collection and payment to landlord
  • Deal with any arrears

Let Only - 100% of 1 month’s rent or Minimum of £750- one-off fee

  • Property appraisal and rental valuation
  • Marketing and advertising your property
  • Source suitable tenants for the property
  • Accompanied viewings and feedback
  • Providing you with information on the latest safety requirements
  • Collecting the tenant’s deposit and first month’s rent

Tenancy Setup Fee - 50% of 1st month’s rent or minimum of £600 incl VAT applicable to Let only & Rent Collection only

  • Draw up tenancy agreement and arrange acceptance
  • Provide guidance on compliance with statutory provisions and letting consents
  • Generally provide guidance and support to set up the tenancy

Compliance & Tenant Reference Fee - £120 (£100 + VAT) per tenant and/or guarantor - applicable to Let only & Rent Collection only

  • Obtaining and recording identification documents to satisfy UK Right to Rent immigration checks
  • Assessing applicants status and affordability prior to obtaining formal reference checks
  • Conducting independant checks to confirm affordability, employment and previous landlord reference
  • Obtaining acceptance of your reference reports from your prospective landlord
  • Obtaining and verifying all certificates and consents are in place prior to the move-in date
  • Arranging for the appropriate deposit documentation to be signed 

Inventory and Check-In Fee (Landlord's share) £ Sliding scale from Independent Inventory Company

  • Attending the property to undertake a detailed Schedule of Condition and Inventory based on the condition of the property

Deposit Registration Fee - £30 (£25 + VAT) - applicable to Let only & Rent Collection only

  • Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme
  • Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy

Additional property visits - £60 (£50 + VAT) / £120 (£100 + VAT) Non-Managed tenancy

  • To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance-linked visit

Administration of Non Resident Landlord Scheme - £120 (£100 + VAT) annual fee

  • To remit and balance the financial return to HMRC quarterly – and respond to any specific query relating to the return from the landlord or HMRC

Rent Review Fee - £90.00 (inc VAT)

  • Review rent in accordance with current prevailing market condition and advise the landlord
  • Negotiate with tenant
  • Direct tenant to make payment change as appropriate
  • Update the tenancy agreement
  • Serve Section 13 Notice if tenancy is on a rolling monthly basis

Administration Charge for payment of invoices/expenses - £24 (£20 + VAT) per item - applicable to Let only & Rent Collection only

Landlord Renewal Fee - £120 (£100 + VAT) - applicable to Full Tenancy Managed Service

  • Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

Landlord Renewal Fee - £240 (£200 + VAT) - applicable to Let Only and Rent Collection Service

  • Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

Notice Issue Fee - £90 (£75 + VAT)

  • Negotiate and advise landlord on serving statutory Notices e.g. Section 13 or Section 21
  • Preparation of Notice(s)
  • Arrange delivery and serving of Notices to tenant

Additional Non-Optional Fees and Charges (Irrespective of Level of Service):

Obtaining estimates and supervision of Refurbishment works: 12% of net cost for works

Obtaining pre-payment keys or cards for electricity or gas, or clearing debts from previous keys or cards (when we first take over a property or during the tenancy) £50 per key or card

Hourly rate for other work: £50.00 per hour or £100 per hour Director request

Tenancy Health Checks - £90 Landlord Clinics & Seminars £30 per person

Buy to Let advisory appointment- £90

Buy to Let Property Sourcing £180 per property
