Steps for preparing your property for renting

Step 1) Ensure that your property is ready for tenants;-any outstanding maintenance issues need to be resolved and ensure the property is in good condition so it is ready to be photographed and marketed. You may find that a fresh coat of paint and professional carpet clean can make the property look much cleaner and brighter.

Step 2) Choose the right agent for you – there are many high street agents who will want to work with you. By choosing an independent agency with traditional family values you will find that they can tailor their services to meet your needs and they will be much more personable than the larger chains.

Step 3) Paperwork – your chosen agent will be able to inform you and guide you through the legislation in place for landlords. There have been several additions and changes to legislation recently and at D + J we can advise you of these.

Step 4) Lights, Camera, Action – once you have chosen your letting agent they will need to visit the property to photograph it for marketing. It is always best to make sure that the property is in the best possible condition for letting and to add some personal touches to make the property look homely. A vase of flowers can really brighten the room!

Step 5) Letting the agents do the legwork – your letting agents will now be able to market the property and carry out viewings. It is best to be as flexible as possible with viewing times or provide the agents with a set of keys for easy access.
